Short-term rentals (STRs), like ours, make up X% of housing stock, yet they generate outsized benefits - bringing visitor-related spending, supporting local jobs, and funding local services - while preserving neighborhood safety and quality of life through rigorous guest guidelines and safety tools. This page presents proven data and real-world practices to help understand why STRs are assets to the community.

National Economic Contribution

Airbnb’s U.S. Impact for 2024

  • $90 Billion in Total Economic Activity

  • $25 Billion in Tax Revenue Generated

  • >1 Million Jobs Supported Nationwide

  • $775 Average Guest Spending Per Trip (excluding lodging)

  • Nearly 50% of Guest Spending Occurred Outside of Hotel Districts

Over-Regulations Impact to Major Cities:

  • Strict STR rules led to these cities losing billions in economic activity, including over $1B in forgone guest spending at local restaurants, shops, and entertainment venues.

  • Local businesses that support STRs, such as cleaners, maintenance providers, and laundry services are also missing out, having potentially lost over $150M last year in revenue from these four cities alone.

  • Hotels were found to be the primary beneficiary of strict STR laws at the expense of nearly everyone else. As travel demand remained strong, fewer accommodation options were available pushing hotel prices higher - forcing many guests to spend more on lodging and less in the communities they came to explore. All without a meaningful impact on housing affordability or availability.

  • New York City’s Local Law 18 (banning STRs), for example, pushed rents to record heights while vacancy rates remained unchanged.

Economic Activity Loss from STR Regulation in Millions

Localized Economic Contributions

  • Airbnb’s Impact on Indiana Alone in 2024:

    • $627.4 Million in Total Contribution to GDP

    • 8,100 Jobs Supported

    • $175.2 Million in Total Tax Revenue

  • In Indianapolis:

    • 3,554 Active Listings in Indianapolis as of July 2025

    • $26,000 Average Annual Revenue Per Listing

    • 55% Average Occupancy Rate Across Listings

    • $132 Average Nightly Rate

Our Properties Alone:

  • Innkeeper/Lodging Tax:

    • >$50,000 Annually

  • Tourism-Driven Spending:

    • Projected Guest Spending in Local Businesses:

      • >$250,000 Annually

      • Based on $775 per stay

  • Job & Vendor Support:

    • Local Service Providers Employed:

      • Cleaners

      • Landscapers

      • Handyman

    • Annual Local Contracting Spend:

      • >$50,000 Annually

Housing Stock & Property Value Impact

  • STRs account for less than 1% of housing stock**

    • This is a small fraction of the available supply which does not disrupt residential supply and represents minimal impact on housing availability.

  • Peer-reviewed evidence suggests a modest 0.03% increase in home values and 0.02% increase in rents per 1% rise in STR listings.

    • This suggests that impact to housing affordability is minimal and typically concentrated in investor-heavy areas.

  • Our homes remain well-maintained and contribute positively to neighborhood aesthetics and standards.

Safety & Nuisance Mitigation

  • In October 2024, Airbnb Reported:

    • Over 50% reduction in party reports since the global party ban was put in place

    • Only 0.035% of reservations globally resulted in a party report

    • 55% year-over-two-year drop in party report rates following the party ban launch in 2020

    • In 2022 alone, just 0.039% of reservations generated a party allegation

    • Safety-related incidents (host or guest-reported) occurred in merely 0.09% of stays

    • Only 0.02% of reservations led to property damage reimbursement over $1,000

  • Airbnb’s Measures Supporting This Include:

    • Global party ban since 2020; codified in 2022

Myth vs Fact: FAQ

Myth

STRs Raise Crime

Sex Offenders Use Airbnb

Renters Litter and Disrupt Neighborhood Traffic

Neighbors Can’t Complain

Fact

City-level analysis shows no correlation between STR density and crime. Neighborhood disruptions often stem from short-term visitors broadly, not STRs specifically. Our listings follow strict controls to minimize this risk.

Airbnb may remove users for serious criminal offenses and checks sex offender registries where permitted; as hosts, we also enforce additional guest requirements beyond Airbnb’s policies to ensure we’re attracting high-quality guests at each of our properties.

Most guests use rideshare or walk to local businesses, and follow our posted guidelines for waste and parking. We strictly enforce our max occupancy limits to ensure the number of vehicles and guests in the home resemble a traditional owner-occupied level of traffic.

Our management includes providing neighbors direct access to contact us, swift response protocol to complaints, and city enforcement via permit revocation on multiple violations.
