What exactly does Lodgex do?

We’re a short-term and mid-term rental management company that helps property owners, hosts, and investors maximize revenue, increase occupancy, and eliminate day-to-day stress. We offer two levels of service:

  • Full-Service Management: We handle everything (guest communication, pricing, turnovers, reviews, etc.).

  • SmartHost: We provide the tools, strategies, and support you need to self-manage like a pro.

We work with homeowners, investors, and hosts who want to get more out of their properties - whether they’re new to rentals or have a growing portfolio.

What markets do you serve?

We’re based in Indianapolis, but manage and consult on properties across the U.S. If your property qualifies, we can help.

Why should I choose you instead of a local property management company?

Lodgex isn’t just another property management company - we’re short-term and mid-term rental specialists. Why should I choose short-term rentals over a standard, long-term lease?

Short-term rentals often generate 2-3x the income of a traditional long-term lease. They also provide more flexibility - if you decide to sell your property or use it yourself, you can do so without waiting for a long-term lease to expire. Plus, there is less wear and tear on your property meaning your investment lasts longer and regular maintenance is always completed. No more remodeling properties every time a tenant moves out.

Are short-term rentals riskier than long-term ones?

While short-term rentals come with their own set of challenges, such as fluctuating demand and guest turnover, they’re not necessarily riskier. With proper management, these risks can be mitigated. For instance, we optimize pricing based on market trends, carefully screen guests, and coordinate all aspects of maintenance to ensure your property is protected.

What types of properties do you manage?

We specialize in short-term rentals, from single-family homes to apartments and vacation properties. Whether you're just starting out or managing a portfolio of properties, we can help.

Do I need to comply with local laws for Airbnb hosting?

Yes, and compliance is key to a successful hosting experience. Laws for short-term rentals vary by location and may include zoning rules, permitting, and taxes. We’ll help you navigate these requirements to ensure your property is fully compliant and avoid any potential issues.

How are taxes handled for short-term rental income?

Short-term rental income is taxable, and you’ll need to report it on your taxes just like any other rental property. Depending on your location, occupancy taxes may also apply. We will keep accurate records of your earnings and expenses to help you stay compliant and Airbnb typically collects and remits occupancy taxes on your behalf in certain areas. For personalized advice though, we do recommend consulting a tax advisor.

What platforms do you list properties on?

Our properties typically receive the majority of their bookings from Airbnb, but we also leverage VRBO, Booking.com, mid-term rental sites such as Furnished Finder, and direct booking strategies when appropriate.

Do you provide cleaning and maintenance?

We have an in-house cleaning team that will handle all cleaning tasks related to guest turnovers for our full-service clients. While we do not currently have an in-house maintenance team, we will coordinate all maintenance items with local contractors on your behalf to ensure your property stays in top shape all year round. For SmartHost clients, we can provide vendor recommendations and cleaning and maintenance checklists, but you manage the relationship.

Can I still use my property for personal stays?

Absolutely! With short-term rentals, you have full control over your property’s availability. Just let us know when you’d like to block dates for personal use, and we’ll ensure your calendar reflects it. Note that guest bookings take priority and we will never cancel a booking to allow for a personal stay. Additionally, we do require a cleaning fee following a personal stay so that we can ensure the home is prepared for the next guest.

How do you set pricing?

We use dynamic pricing tools combined with local market expertise. Rates are adjusted daily to maximize occupancy and nightly rates - earning you more overall.

What happens if there is a guest issue during their stay?

For our full-service clients, we handle it for you! From resolving minor complaints to addressing emergencies, we’re available 24/7 to ensure your guests have a smooth and enjoyable stay. Our goal is to resolve issues quickly and professionally to protect your property, maintain your reviews, and minimize any disruption to you. For SmartHost clients, we’ll ensure you’re equipped with the tools needed to address issues promptly and we’re also available to support you should you need additional guidance.

Do I have to sign a long-term contract?

No. We don’t believe in trapping owners. Our agreements are flexible - stay because you want to, not because you have to.

How are your fees structured?

We offer transparent, performance-based pricing. There are no hidden charges, and we provide a detailed breakdown of our services so you know exactly what you’re paying for. Please visit our Pricing page for a full breakdown of the fees for both our full-service management and our SmartHost service.

What happens if I decide to stop using your services?

For our full-service clients:

You’re free to cancel at any time with ninety (90) days written notice. If you decide to manage your property on your own, we’ll provide a smooth transition and ensure you have everything you need to succeed. You will receive your final invoice after your termination date which will include all standard charges for your final month of management, any outstanding expenses that have not been billed, and a 15% management fee charge (based on the total gross revenue of the bookings) for all future bookings that are on the calendar and were booked under our management.

No refunds will be made if one of these bookings later cancels and no pro-rated credits will be applied for our Inspections & Maintenance or Amenity Maintenance plans.

If you choose to switch to our SmartHost service, you’re free to do so at any time with a minimum thirty (30) days written notice and the transition will take place at the beginning of the next calendar month following the thirty day notice period. The initial onboarding fee will be waived for the SmartHost service, but all charges on your final full-service invoice will be the same as above.

For our SmartHost clients:

You’re free to cancel at any time with thirty (30) days written notice. We’ll work with you to provide a smooth transition during this time. If you choose to upgrade to our Full-Service Management plan, we’ll work with you to onboard your listing as quickly as possible. The Initial Onboarding fee for Full-Service Management applies, but you will be credited the amount of the Initial Onboarding fee you paid when signing up for our SmartHost service.

For both plans:

There are no refunds provided of our Initial Onboarding fees. If you choose to leave and later return, you will be charged a new Initial Onboarding fee at it’s current rate.

How quickly will I see results?

Many clients see revenue increases within the first 90 days, especially if they were self-managing or using basic co-hosts.

Do you guarantee bookings?

No ethical company can guarantee bookings, but our systems consistently outperform industry averages and competitor management models.

What kind of properties do best with Lodgex?

Well-located homes near attractions or business hubs, with 2-4 bedrooms, modern finishes, and unique features (outdoor space, hot tub, etc.) tend to perform best. Unique properties such as tiny homes or large, luxury homes also tend to perform incredibly well. Every home is unique and we will advise on improvements that can be made to your property to make it stand out and outperform the competition.
