Explanation of Fees (Full-Service Hosting)

  • Management Fee - This fee covers the ongoing management of the listing, including listing optimization, dynamic pricing, guest communication, calendar and booking management, custom guidebook, coordination of cleaning, maintenance, repairs, permit assistance, etc.

  • Inspections & Maintenance Plan - This fee ensures your property is regularly inspected and maintained and includes things like HVAC tune-ups, water heater flushing, furnace filter changes, fridge filter replacement, gutter cleaning, pest control, etc. Note that this covers the labor only and supplies, such as filters, will be invoiced additionally at cost.

  • Cleaning & Pet Fees - These fees are passed along to the guest as part of their nightly rate so while you will see it on your invoice, know that your guests are paying for it. This includes the labor for a standard cleaning and the restocking of basic cleaning supplies and essentials.

  • Excessive Cleaning Fee - This is charged for any cleaning required beyond the normal amount for a turnover of your property. Note that we will do our best to recover these costs via the booking platforms claims process, but cannot guarantee reimbursement of these costs.

  • Repairs, Lawn Care, Snow Removal, etc. - Varies by property and season. We will manage the coordination of these services as part of the management fee, but the cost of service will be invoiced additionally at cost.

  • Amenity Maintenance Plan - Only applicable if your home as a hot tub, pool, sauna, or other amenity that requires ongoing maintenance. Covers the cost of labor, chemicals, etc. needed to ensure the amenity stays in working condition for your guests.

  • Initial Onboarding Fee - This fee covers the initial listing setup, high-quality photography, interior design and staging, initial deep cleaning, and initial stocking of linens and other supplies. Note that interior design and staging does not include the cost of the items, which will be invoiced additionally at cost. We will formulate and review with you the estimated budget for your property prior to beginning so you know what to expect.

  • Additional Notes - All repairs and item replacement expenses will be invoiced at cost. This includes things like the replacement of linens, a broken lamp, plumbing repairs, etc.

A Visual Breakdown

This is everything paid at the time of booking by the guest and includes the nightly rate and any pet or cleaning fees associated with their stay.

This is the cost of being on a particular platform. For this example, we’ll use Airbnb’s platform fee of 3%.

This is what is paid out to you by the booking platform and includes booking revenue, cleaning, and pet fees.

This is the number of cleanings multiplied by the cleaning fee that was paid by the guest. For this example, we’ll assume 5 cleanings were performed and the cleaning fee was $150 per stay.

This is the number of pet stays multiplied by the pet fee that was paid by the guest. For this example, we’ll assume 2 pet stays and a pet fee of $50 per stay.

This is the total gross revenue minus cleaning and pet fees. This is what we consider the total booking revenue and is used to calculate our management fee.
